PRICING
Determining the most profitable selling price is one of the most important steps in the process of selling a home. I will investigate and consider numerous factors to ensure the correct price is established including the following:
- Create a property profile
- Compile a Competitive Market Analysis for your home
- Estimate seller’s net proceeds from the sale
- Develop a specialized pricing strategy for your property
- Conduct a thorough and diligent visual inspection of the property
- Tour the property from the “buyer’s standpoint”
- Accurately measure the home
- Assist the seller in conforming with Fair Housing Laws
CURB APPEAL
Curb appeal is the initial appeal of a property to prospective buyers. Curb appeal can be the most important element to get the potential buyer inside the home.
- Review exterior of the home to maximize curb appeal
- Provide recommendations to make the exterior as attractive as possible
FLOOR PLAN
The floor plan refers to the relationship between the rooms and space inside the home. A floor plan should be easy to follow and clutter should be reduced to increase room size.
- Conduct a complete “staging” analysis of the home
- Review interior to maximize attractiveness
- Assist seller in storing large pieces of furniture, as needed
RESEARCH
Research and investigation can protect against potential problems later in the process.
- Check for encumbrances against the property
- Check for property tax liens against the property
- Review and/ or complete the Property Condition Disclosure Statement
- Complete Lead Based Paint Disclosure form
- Provide a Real Estate Relationship Disclosure
- Review Flood Disclosure form
- Obtain copies of permits relative to the property, if available
- Obtain copies of architectural drawings relative to the property
- Arrange for termite inspection of the house
- Arrange for roof report of the house, if necessary
INSPECTIONS
Inspections are vital prior to the purchase of a home. An inspection can reveal unseen defects of the home.
- Arrange professional inspection of the home, If necessary
- Arrange for septic inspection, if appropriate
- Assist in evaluation of inspection reports
- Assist in correction of significant items included on inspection reports as requested
- Chaperone and monitor inspections as needed
PUTTING YOUR HOME ON THE MARKET
I use a multitude of tactics to introduce your home to the market. A successful launch can mean a quicker sale.
- Review benefits of the real estate lock box
- Photograph the home for MLS, website and marketing
- Place home description on the REALTOR® Multiple Listing Service
- Place professional “For Sale” sign on property including appropriate riders
- Provide a copy of all signed listing documents to seller
- Prepare and mail “Just Listed” postcards to your neighborhood
- Explain that 90% of all showings are through a co-operative buyer’s broker
- Follow up “Just Listed” postcards with calls
- Meet and show potential buyers the property
- Follow up with agents who show the property and send thank you notes
- Respond to questions regarding the property
ADVERTISING
Advertising is an ongoing process. I utilize as every method available to ensure continuous exposure until your home is sold.
- Comprehensively photograph your home to show off every important feature. Quality and quantity are important to give online viewers the “whole picture” to build interest and generate showings
- Place a comprehensive listing on www.RealTracs.com, our local Multiple Listing Service
- Expand to a national level with placement on sites such as www.REALTOR.com, Craigslist, Visual Tour, Zillow.com, Trulia and YouTube
- Host organized REALTOR® luncheons and/ or previews to increase exposure to potential buyers
- Place a yard sign will be placed at the street to ensure exposure to everyone driving by.
OPEN HOUSES
Open houses provide an excellent opportunity for market exposure. The Wilson Group and I conduct a minimum of one open house per month until the house sells.
- Advertise in the Saturday and Sunday TENNESSEAN Open House section.
- Create flyers for potential buyers including color photographs and financing options
- Develop a convenient open house schedule with owners and tenants
- Develop advertising copy for open houses
- Place open house signs and directional signs
- Create open house register
- Assist homeowner in preparing for the open house
- Conduct open house
- Review results and guest register from open house with seller
- Follow up with potential buyer opportunities from open house
ADDITIONAL FOLLOW UP
- Canvas centers of influence to locate potential buyers
- Obtain other real estate professional’s opinions of pricing strategy
- Have various agents preview home and gain opinions of the property
- Provide status reports to seller by phone or in person
- Review local news sources for changes in neighborhood
- Preview competing comparable homes in neighborhood which are for sale
- Assist seller in transferring utilities to buyer
- Make sure seller has title insurance policy available
